Frequently asked questions

  • How much funding can I get?

    We lend up to 80% of the purchase price and 100% of the rehab/construction cost. Coupled with adequate gap funding, investors can get up to 100% financing.

  • What areas do you serve?

    Our primary markets include AL, GA, FL, and TN.

  • Do you do ground up construction?

    Yes, if the land is fully permitted and ready to go into vertical construction.

  • Can you help finding properties?

    Absolutely. We have a network of wholesalers and real estate agents that source properties in the markets we serve.

  • Do you charge upfront fees?

    No. Our lender fees are paid at closing and in some cases can be rolled into the loan.

  • Can I invest with my 401K/IRA?

    Yes, you can invest with a previous 401(k) or self directed IRA plan. Some plans will allow you to access retirement funds with no taxes and/or penalties.

  • Do I need a business entity?

    We only lend to corporate entities, not individuals.

  • What documentation is needed?

    Here's a list of the minimum required documents:

    • All business entity documents
    • Last 3 bank statements
    • Executed contract
    • Itemized rehab/construction budget
    • Lease agreements (if applicable)
  • How fast can you close?

    We're able to close within 72 hours of receiving a clean title and confirmation of property valuation.

  • Do I need experience?

    It's preferred but not required. We can work with borrowers that have no prior investment or construction related experience.
