  • Do you finance fix-n-flip properties?

    Yes, we will finance up to 80% of the purchase price and 100% of the rehab/construction cost related to fix-n-flip and BRRR deals.

  • Will you lend on raw land?

    No, we don't finance raw land.

  • Do you do ground up construction?

    Yes, but only in situations where the land is fully permitted and ready to go into vertical construction.

  • What markets are you in?

    Our primary markets are Alabama, Georgia, and Tennessee. We'll lend outside those markets on a deal by deal basis.

  • What's your min and max loan amount?

    Our loan amounts range from $75,000 to $1,500,000.

  • Are there any up front fees?

    As a private lender, our compensation is collected at closing. However, there may be soft costs or 3rd party fees, such as an appraisal, that are billed separately and outside of closing.

  • Can I close in my personal name?

    No, we require all deals are closed in a corporate entity and not your personal name.

  • Do you require personal guarantees?

    Yes, all our loans require personal guarantees from individuals who have 20% or more ownership in the corporate entity.

  • Do you verify source of funds?

    Yes, bank statements are required to verify proof of funds for closing, payment reserves, and working capital.

  • Will you provide a proof of funds letter for my offer?

    Yes we can provide a proof of funds letter on pre-qualified deals within 24 hours.
